Position Overview:

We are seeking a Maintenance Manager to oversee the maintenance operations of two residential buildings with approximately 350 apartments. This role involves managing subcontractors, including doormen, cleaning services, and other vendors. The ideal candidate will take full ownership of the position, assigning tasks, ensuring all maintenance activities run smoothly, and maintaining the highest standards of care and functionality.

Responsibilities:

• Supervise and manage Maintenance staff -subcontractors and service providers.
• Plan and assign tasks to ensure timely completion of maintenance and repairs.
• Coordinate building maintenance schedules and vendor services to minimize disruptions for residents.
• Ensure compliance with all relevant safety regulations and property management protocols.
• Monitor building systems and equipment to prevent breakdowns and proactively address issues.
• Communicate regularly with tenants and building management about ongoing maintenance.
• Track and manage maintenance budgets efficiently.

Requirements:

• Prior experience in property or building management overseeing staff and subcontractors.
• Strong organizational and communication skills.
• Must “own the job” by taking initiative and accountability for all maintenance operations.
• Ability to work hybrid hours with flexibility between Brooklyn and Manhattan locations.
• No candidates from other industries—applicants must have direct building management or maintenance experience.
